Real estate agents have been prosecuted for fraudulently taking $2.6 million in rental bonds, strata fees, home sales and deposits, including one real estate agent who illegally took $789,000.
Fair Trading received 230 complaints regarding the failure to lodge residential bonds last year, and prosecuted five agents.
It is a scenario all too familiar to Rani Peluso, who was a victim of fraud three years ago, when her real estate agent pocketed a $2800 bond and up to six months in rent worth more than $7000.

"We found an apartment in Cremorne after a while, and my husband went and paid the agent the bond in cash," she said. "Some time went by, and the landlord came over to do some repairs and said he hadn't received any rent for six months or the bond."
After calling NSW Fair Trading, Ms Peluso was informed that her agent, Peter James McBride who was operating in Mosman and Neutral Bay, had been taking the money and was already known to authorities for similar offences.
In June 2014, Fair Trading cancelled his licence and disqualified Mr McBride from holding a licence or being involved in the direction, management or conduct of the business of a licensee until August 1, 2019.
"I was really shocked. It's like any time you've been swindled, you kind of feel embarrassed and humiliated. How did that happen?" Ms Peluso said.
"I was going through everything in my head, and we're both quite financially savvy, so I don't think we did anything that couldn't happen to anyone else."
NSW Minister for Innovation and Better Regulation Victor Dominello said a new digital service launched late last year, Rental Bonds Online, had begun to reduce the instance of fraud, with $28 million worth of bonds and deposits lodged since it began in November.
"Misuse of rental bond money is a very serious issue but it can be prevented," Mr Dominello said. "Fair Trading's Rental Bonds Online system is a far more secure and efficient way of depositing bond money into trust.
"I strongly encourage tenants and landlords to register to use the new system. It is an example of using digital innovation to provide greater peace of mind and transparency for consumers."
Rental bond fraud is just one form of trust account fraud, which also includes fraud associated with strata fees, off-the-plan deposit money and sales accounts.
Last year, real estate agent Megan Ann Harrod pleaded guilty to two charges of fraudulently converting money as a licensee, relating to money taken from the company's rent trust account and sales trust account.
At the time Ms Harrod was acting as a director and company secretary of J &M Harrod Pty Ltd trading as Harrods Real Estate.
Another real estate agent, Louise Catherine Sultana from Hawkesbury, was given a suspended sentence in 2014, after she failed to lodge rental bond funds totalling $66,650.
As the director and company secretary of BLM Enterprises trading as Century 21 Lifestyle Hawkesbury, Ms Sultana was also convicted of fraudulently converting $208,639.51 from her company's sales trust account and $55,062.14 from her company's rental trust account to her own use.
NSW Fair Trading Commissioner Rod Stowe said his agency would continue to crack down on real estate agents who commit serious fraud.
"Landlords, tenants and home owners are entitled to feel confident the significant sums of money they rely real estate agents to hold in trust for them are kept securely in designated trust accounts and the money used for the intended purposes," Mr Stowe said.

bond 直接开支票啊，写 rental bond board， 直接给中介就可以了。
别的倒是可以操作的。
