前两天发了个帖，买房看了抑郁，最后决定买下来,west ryde 的一套公寓，72.5万，定金已经支付了。
现在Strata report出来，律师跟我说不太好，不知道怎么办了，大家来帮忙看看吧，真的心力交瘁了！

Resolved unanimously to commence a building defects claim, hydraulic defects claim and a fire safety defects claim and to engage defects building engineers to inspect the building,
Resolved to raise a special levy of $200,000.00 plus GST to fund the defects claim and defect reports, due in 2 instalments on 3 June and 3 July 2020.
Unit 10 contributions total $4,994.00 as recorded on page 83 of the notice of this meeting,

This report is to be taken in context and in conjunction with the scans below.
With the commencement of a defect claim and low balances more special levies are likely. Resolution of the claim usually takes 1 to 5 years depending on the builder’s co-operation if they are still trading.

你们一共多少户呀？之前admin fund差不多都是10万一年，sink fund2-3万，今年光special fund 就是20万了，然后你查查building insurance到哪年？7788算下来维护费用不少哦，而且之后估计只多不少

刚才我问了房东，她说这个钱是检查费用，就是6年到了，做一下彻底的检查，然后有问题的要让builder来修，我不知掉她是不是在糊弄我。

你应该交的是0.25的小定吧，就别要了，Strata其实应该看完了再交小定的，现在也没有什么人抢房子不用先锁定再看。STRATA要一个200-300比小定少呢。还有就是律师应该都给你一个一个掰开了讲，怎么一句不好就完了，你应该换一个律师，而且出strata的公司也应该可以给你讲解的

是的，律师和你说的也不是很详细，就是告诉你报告不太好，但也不是结构上的大问题，所以也不是不能买，反正说来说去就是你自己看着办。我怎么看着办啊。

Strata Report根本不需要由律师去拿，自己直接找Agent要就是，买房看那么多房子，不可能每个Strata Report都给律师看，只能自己先过滤一遍。
LZ这个费用太高了，能不要还是不要吧。

我住在ANZ, 请问是WestRyde 的ANZPark 那边的房子吗？ 如果是，劝你别买了，因为那边房子建筑有很多问题，很多人买了没过多久又卖出去。
质量好的都在WestRyde学校附件的。

其实买的永远没有卖的精。房东如果是在楼里自住的话，大到整个楼，小到自己的公寓，哪里有问题，什么样的问题，心里应该都是门清的。

我也是NSW的，这只能说，看是哪些Agent。Agent提供的当然不会全信，只是先用来过滤的， 律师也不可能次次都很快速地响应某个客户的 要求。真的有意向了还是得找律师看 。
