受人之托,浮出水面。问题有普遍性,另开一贴。

一杯好的卡肺,50%在人,25%在豆,20%在机器,5%在其它;

一个好店,50%在地点,40%在人,10%在其它。

楼主给的这点儿信息,看不见人看不见店的还敢帮着叫价的都是俺师傅。俺不敢,既然不能说也要说,俺就说说这10%。

俺很中意阿偶像的观点,连锁玩的就是差价,要不就是低风险低利润的学习ing。可玩差价对人的要求较高了,一入盟,出盟的4、5万就蒸发了,你还得有本事把捡来的破瓷瓶粘得天衣无缝的再按古玩的价儿出售,智商、情商、勇气、智慧、心理素质、眼神儿都得是上上品。那才有可能赚。

所以安安稳稳的糊个口,平价进出,支应着孩儿们钢琴练到8级就得了,业余10级在他们自己不在你了。控制不了的事不起心、不动念。能控制的事最好也不起心、不动念。舒服。

楼主的这个店,30往上我不会接,22、23的我会考虑,一进一出的还得花好几万请Mr阿凡提吃饭,虽然我们之间不是特生分吧,但也没近到这种程度,巴菲特还差不多。

但说实话,MUFFIN BREAK不是最好,包括软硬件环境、管理水平、产品特色、市场竞争力、连锁支持力度在内,但却实是在发展中。人家89动乱那年就出山了,现在也该扬眉吐气了。Domino's正在风光无限好,GJ5年前风光无限好。

有空儿分析分析MB这两年打的官司,你会发现小胳膊有时候还真拧得过大腿。那你进去多踏实,不会被鱼肉吗。

There are now over thsounds franchise stores in Australia. My average time on market is 5 months, but many other brokers often take a year or longer to sell a franchise store.

Average store owner 3.5 years

Add to this, my research that shows that franchise partners remain in a particular store for an average of 3.5 years and it is easy to see why there are always a good number of franchise store on the market at any one time.

Why 3.5 years?

A couple reasons.

Firstly, people who want to be multi-store operators, will have got the hang of things and moved onto stores 2 & 3 by this stage and will want to sell the store that is performing at its best.

Secondly, a lot of buyers are looking to bolster their retirement funds and we find this is about the time it takes for them to pay down their loans and have a sizeable asset to retire on.

Thirdly, There are some people out there that think they can do better than they would in a franchise and wish to sell. This really depends on the individual and the skills they have learnt through the franchise while they have been a franchise partner. People will come to the brand regardless of the operator, while specialty coffee shops are heavily reliant on the performance of the operator/barista.


Lease renewals
Looking back 5-6 years ago and the economy was going great guns. franchise stores were opening record numbers of stores and their growth at this time was unsurpassed. The best time to sell a franchise stores is when the lease is longest and the buyer is able to pay back the money borrowed to purchase the store in the greatest period of time. Fast forward to present day and you will find that there are a great number of leases that have just been renewed and this means that franchise partners are gearing up to sell.

Synopsis for buyers

This is good news for the buyers as there are a good number of stores to chose from. But don’t be fooled! If a store price seems like an amazing buy, then there is probably a very good reason for this. Sure there are stores with a good range of potential for improvement, but there are also stores that are just in a bad location.

So do your research! You may just find a bargain, that is priced lower, because  the vendor is required to be somewhere else or its simply a business with plenty of upside, just waiting for the

right operator.

BEWARE!

Many people are trying to sell stores based on reconstructed P&L’s, normalising the Cost of Goods and Wages to KPI percentages based on brand and industry standards. Make sure you get declared figures, by checking that they agree with the tax returns. Sure there are stores that could be operated better, but this is the potential of the business, not what it is currently netting as profits. It takes hard work and diligent management to get the Cost of goods or wages down and should be your reward for your efforts, not paying for them when purchasing the store.

Many people are representing a store as a net profit to husband and wife. This means they are inflating the profits by telling you what you could earn if the two of you were working full time.
