A company whose sole shareholder is billionaire pokies king Len Ainsworth has swooped on a collection of new-build Brisbane apartments for a discount of about 15 per cent off their original price after the owners defaulted on their planned purchase.

Metro Property's Laguna and St Tropez apartment development in Newstead, Brisbane is just one of several developments where private investors are searching for bargain buys in a market where values have slumped.

Another is Consolidated Properties' high-rise Spire development in the Brisbane CBD where a private investor has snapped up 25 apartments at a discount of 20 per cent after the original buyers also defaulted on settlement. Most of the original off-the-plan buyers were Chinese investors.

The deals, publicly available on land titles documents, point to a deterioration in the apartment market where last month it was revealed Brisbane's 92-storey Skytower had valuations ordered by banks showing drops of as much as 25 per cent. However, the deals also point to a potential recovery as private investors make the call to invest.

Mr Ainsworth, whose wealth was last estimated at more than $4 billion by The Australian Financial Review Rich List and is now 95 years old, is the sole director of a company called Ainsworth Pty Ltd, which purchased more than a dozen apartments in the development. Mr Ainsworth said such a deal was a "private matter".

Metro Property declined to comment on the deal but the development was one of its best sellers during 2015. Laguna comprised 189 one and two-bedroom apartments while St Tropez has 231 apartments across 20 levels with a lagoon pool and water features.

A number of Chinese buyers who have not been able to obtain financing have defaulted on the apartment upon settlement. The developers, opting not to commence legal action on the defaulting buyers, have instead kept the buyers' 10 per cent deposits and sold the residual apartments on to private investors.

The private investors such as Ainsworth either back themselves in selling the properties on or can hold the apartments with expectation of capital growth as the property cycle turns up.

Brisbane has seen some big changes to its apartment market with an exodus of Chinese investors. Lendlease's head of property said in June that Brisbane was the most challenging inner-city apartment market in the country. Lendlease's apartments have sold for discounts of as much as 27.6 per cent from their off-the plan purchase price.

Banks' willingness to lend for apartments, particularly to foreign investors, has been crimped by APRA caps on lending and the banking royal commission. The banks are now cracking down on the valuations of new-build apartments.

都说工党上台房价要跌。

其实我觉得不一定。

按照工党的废除负扣税的政策,会有很大一波想要投资二手房持币观望的人赶在新政前出手,现有房主在新政后又会惜售,卖了就只有买新房才能负扣税了。

等于增加需求,减少供给。

亿万富翁现在出手还是有道理的。肯定是算过八折以后投资回报率不错的,而且选择空间大。

第一,是10%,一成。

第二,不是亏了一成,而是少赚了一成。

第三,少赚的一成,还不一定。可以追究中国楼花买家法律责任,要求赔偿差价。不是每个人都能躲回中国,再也不来澳洲了。
