请问房屋拍卖当天我若是不能出席拍卖会，找人代拍可以吗，比如我朋友或者中介， 通过电话遥控的方式，需要哪些手续或者协议呢，谢谢~

如果你本人不能出席，那你可以请中介或者其他人代替你出价，但是在拍卖之前要通知拍卖师这个人是代替serious buyer出价的。也就是拍卖师要接受那个人的出价。这一条在REINZ best practice guide clause 2.4 里面提到“if someone wants to bid at an auction but cannot be there in person,clause 2.4 gives the auctioneer or the real estate agent the right to place the bid on that person's behalf. The auctioneer must identify the person bidding in this regard before the auction starts”拍卖结束后，如果你是highest bidder，那么你的offer是unconditonal的，所以在拍卖前要检查好房子的所有chattles， LIM report，Building report等一切你觉得应该知道的信息。另外，在拍卖结束后，你还要立刻付deposit给原屋主的agent。通常是购房款的10% “the purchaser shall pay the deposit to the vendor's licensed real estate agent immediately on the completion of the auction” The deposit customerary is 10% of the property price. 另外，在拍卖结束后，如果你是出价最高者，那么你还要签Memorandum of Contract, 如果你本人不能到场签字，那么auctioneer可以代签。 如果原屋主是GST registered，那你还要签另外一张表格。
