Em, personally i keen on hillcrest, super handy to anyehere, rember part of hillcrest zoned for dbl westlake & takapuma intermedium, these ones are fxxx expensive, look thoes ones sold in velma st/rd 1.7 m upwards. Crazy, anyway i cant afford it.

Well, for this address, the government valuation is only $460,000, I don't quite get how could people are willing to pay for as high as 800k for the land only. Unless, it was on auction, people are willing to pay that much. Usually, people wouldn't pay for more than half of it's GV. It is not the kiwi's style.

2 bd unit has sold for 690k in hillcrest, that's not a surprise to me. 这里面有很多因素。我们这里的542土地面积，政府估价460k， 而241土地面积(包括车道）的政府估价是355k。按理，542就是241的一倍多，但是估价却没有一倍多。我看的是政府估价。至于卖多少钱，那是个别买家与卖家行为。
460k的土地估价，加150k利润，后加450k用于两层房子的总开销（已经是夠顶级的房子了）＝1060k。与我估计的差不多。难道想赚50万的利润呀？那要看买者是不是超喜欢你那房子咯。

Holland road 的地势高一些，lynden ave的地势低一些。除了地势高低不同，住宅环境其实一样。至少都有60年的房龄了。
