我在猫本买房后就去悉尼工作了，房子settle后就直接出租了，签了一年合同，现在合同马上到期我也正好要回墨尔本，如果我自己住的话将来卖房的时候需要交CGT吗？

只有税务师可以回答你。最好搬进去前做个资产评估，以后作为税基的一部分。不然税局以后随便给你估个价，你可能又心疼了

But the issue in your case is that it was never your main residence before you moved to Sydney for work.
I'm not an accountant but I think you still have a good chance of not having to pay for CGT, provided it is your main residence in the year that you sell it. Best to check with ATO or an accountant to confirm.
