自己没法算。council 会给你信的。每个区都不一样。

vic land value 250k以下免land tax。。可以自己去网站state revenue office 输入相关数值，既可得出land tax

SITE Value 250000以下，在VIC是免税的，以上250+1%

the land tax is usually calculated based on the total taxable value of all land owned by a taxpayer as at a taxing time...
In responding to this rationale, you might find that you would be better off purchasing one unit under your name, the other under your spouse name or close relatives, I would presume.
