大地破房，屋顶也修了几轮了。最近发现有2个地方天花板有大面积 的 霉 + 起皮。想找个roofter看看。
这个鬼子roofter来看了说了几个问题：
1. 壁炉的烟囱这里有漏，需要修，所以导致壁炉那边的霉。
2. 卫生间的水汽留在屋顶里，所以导致旁边的卧室天花板起霉+ 起泡。
报价 $ 19,370.00 plus gst. （好贵啊）
Recommended immediate works are as follows -
Remove roof tiles to a section of roof that is approx. 105 sqm in total.
Install new extra heavy grade sarking and new pine battens.
Then relay terra cotta tiles cleaning out watercourses as the tiles are laid back in.
Approx 80 Ridge capping tiles will be removed and then cleaned back and reset into new bedding and pointing.
Then to install 3 x roof ventilators ( a5 year warranty ) to remove damp air from the roof space.
Remove and renew lead apron flashing to the chimney , new lead will be proper heavy gauge lead.
We will remove all debris from site and leave in a clean and tidy manner.
Detailed photos of the works will be taken and sent to client.
Spare roof tiles will be provided as part of the works,
There is a huge amount of labour required to complete the above works, and we are expecting to be on site for 5 days.
