澳洲求懂得人看看, 这房子能买吗
在澳大利亚 坐标墨尔本,去年买了一个房子,带室外泳池,大约50000L,6年新,原有太阳能加热在屋顶的橡皮管总是有漏水隐患,加上运行费用也不低,所以准备近期把屋顶加热部分拆除、换成电加 朋友在point cook 買的land house package,房子造好住進去,是Torret title的,但是收到通知要付owners cooperation fee,跑来问我情况,据我所知house是不需要付这些费用的,不过也不敢乱回答,上来

Subfloor space
The following evidence of Major Defects was found:
There was high moisture and water penetrating foundation walls. Further perimeter and subfloor drainage and ventilation is required.Mould growth on soil structure. Ant caps, support timbers and Piers are deteriorating. Not all areas were inspected. Consult builder and plumber for advice.
Roof exterior (including roof covering, penetrations, flashings)
Colorbond roof is mouldy and requires cleaning. Consult roofing plumber for advice.
Rainwater goods
The following evidence of Major Defects was found:
Subfloor drainage and ventilation is required. No handrails installed on front stairs. Consult plumber for advice.
