澳洲关于新房子的抵税问题

在澳大利亚税务




请问各位这样一个税务问题,

我今年买了一块地开始盖房子,这期间就开始陆续的交利息了,我也是在租房子住
再有两个月就住进去了
那么年底的时候我应该怎样抵税呢
1.关于房租我是可以座位home office抵掉三分之一
2.关于利息部分,是不是因为是新房子,所以座位home office可以全部抵掉呢,有没有这样的政策,在哪里可以查到呢
3.关于利息部分,是从开始盖房子开始抵税,还是要从住进去之后,不用交房租了,才开始抵税呢

1. you can only deduct rent if your home is a place of business, home office doesn't normally qualify for a place of business, most people own a home office, place of business is for example when you have clients coming over to your home to see you re business matter.
2. if the new property is for your primary residence, once again, you can only deduct some of the interest if you will use it as place of business, normal home office does not qualify.
3. keep in mind, once you deduct the interest, there will be capital gain consequences in the future when you sell the house.

in addition, this is my first time to hear about the difference between home office and place of business. I already deduct some rent for last year as home office, otherwise, i need to pay too much tax. what should i do with that?

1. Yes, it will happen. 6 years rule is for something entirely different
2. the correct thing is to amend you prior returns. hmm, everyone can argue they have a home office, but not many actually have a place of business. there are clear distinctions between the two. with a common home office, you can claim light & power, office furniture etc but not the occupancy costs.
