I have a fully paid off house living there for many years, 12 months ago I leased it out, now I wish to move back to live there again, do I have to pay capital gain tax if I sell it after the 12 months lease?

You are eligible to claim Main Residence Exemption for the whole period. You don't have to pay CGT.
