想請問一下大家,小弟有個自住房, refinance了以後多貸了幾十萬 原本想買房子 但是去年股票漲的太好 就把錢拿去買股票了.
想請問一下是不是如果把貸款的錢拿出去投資(沒放在Offset裡,所以產生了利息) 可以把多出來的利息這部分去抵銷股票所得的CGT?

offset 干什么 不只是投资, 对应贷款产生利息 都可以 算成本

我理解是,offset 里的钱,算你的钱,只不过银行给你的利息和你自主房利息一样,所以你的自主房利息就抵消了。
你拿你的钱去投资股票,并没有产生利息。
而你自主房的利息本来就不能抵税。

能不能抵税是看purpose
你的purpose是投资,可以抵税。
要放心找会计报税

自住房如果有claim home office的话,利息是可以按比例来抵税的

你好,如果仅仅作为home office的话,occupany costs(you can't claim occupancy expenses, such as rent, mortgage interest, water and rates)是不可以抵扣的。propery需要是一个place of business才可以。

Interest deductibility test
To pass the interest deductibility test, the area you have set aside in your home for your business must have the character of a place of business.
Indicators that an area of your home has the character of a place of business include that it's:
clearly identifiable as a place of business, for example, you have a sign identifying your business at the front of your house
not readily suitable or adaptable for private or domestic purposes
used exclusively or almost exclusively for carrying on your business
used regularly for visits by your clients.
Examples of businesses that may pass the interest deductibility test include:
hairdresser's home salon
caterer's home kitchen
photographer's home studio.
过了Interest deductibility test,就可以claim a deduction for occupancy expenses。
但是注意,如果作为place of business,卖房子的时候无法完全得到main residence exemption,如果房屋增值较多会有cgt的问题
